Helped us automate our process and develop systems that allowed us to scale our business fast.
Vorteile
The capacity to handle all aspects of property management. Maintenance work orders, financial management, automated reporting, owner and tenant login, web based and modern. I have tried all the competitors and none covered all the bases quite like RM.
Nachteile
No complaints. Any details we were looking for improvement on have been added through one of their updates. RM is progressive and always coming out with improved features and updates to the software.

Rent Manager

Good product and support. I primarily changed because of the online payment fees assessed. Much too high, but, consistent with most other products. I found a product that did not charge for online payments. Having complications with that product in features, functionality and service though....maybe that is why others charge.

Excellent Owners portal...even though most owners do not use. Strong sales tool for Management Company.

Mobile application was just rolling out. I did not convert to the mobile solution due to plans to convert to another software. New mobile application might solve some of the Cons.
Pricing: Per seat pricing, set up fee for each additional seat, mobile, web integration, etc. modules additional costs. However, the biggest issue was the $1.50+ charge for Residents to pay online using E-checks. If you have 1000 units paying online, cost is $1500 per month. Too much.
LImited integration with various online posting services.

Transitional Issues

Since RentManager upgraded us to "Premium" support - we have had a higher success rate. Casey has been amazing and VERY responsive. Britany
has also been extremely helpful.
A comparable feature request was finally successfully completed.
We are hoping that we do not have to change companies, but rather, RentManager assists us to be 100% functional for our customer needs.
To date, we have lost 18 homes due to technical issues with our software (email, etc). This is a significant and irreparable loss. I communicated these concerns with Casey and he did his very best to advocate for us in updates to the email information, report functionality, reconciliations and more.
Vorteile
Provides us with tools to manage effectively.
Allows for reports, letters, media, and more to be used.
Nachteile
Transitioning from RentManager Xi has been a nightmare.
Marketing formats 100% changed.
Owner information lost in the transition (and more)
Not all Technical support staff on "ground floor" calls were knowledgeable enough to answer questions - some even answering questions/providing information that was incorrect (costing hours of time/money/loss of owners)
API information to Zillow is delayed longer than 3 days or more before being able to be seen on their site.
Low/Zero response to new function requests - even though they provide a way to submit - response is zero.
Medium Response to comparable feature from Xi request - WITH

Decent software for daily use.

Once everything was set up, the software was relatively user friendly and had a lot of capacity for maintaining information in a multitude of departments within the company.
Vorteile
This software can link your to a multitude of websites that really aid in effective marketing strategies. There are many different reports that can be ran that are beneficial to a multitude of departments. Generating documents and keeping track of document history was effortless. The customer support for this software is fantastic!
Nachteile
It can be a little tricky to set the software up to function how you need it too. When setting Rent Manager up to link information directly to our company's website and third party marketing websites, it was so tricky I had to spend a great deal of time with customer support to get things running how they should. Also, creating new reports was tricky and only one person in the company knew how to do it.

A Wealth of Features & Could Always Use a Few Tweaks

Vorteile
It is a tenant-centric platform, allowing our residents to see their accounts and pay on-line, thereby reducing our central office workload. We operate 15 or so entities with RM and a handful with QuickBooks. From a financial analyst viewpoint, I prefer QB, because of the easy export features. Still, we have 1,300 + tenants and are re-building occupancy at newly acquired mobile home parks, so our focus is on providing the best face for our residents. QB was not doing that for us. This is a more comprehensive program tailored for the rental world
Nachteile
For some inexplicable reason, report exports to Excel do not carry the formulas over. It is a huge time waster for those of doing a repetitive analysis of multiple companies. I can only think this relates to some licensing issue. QB does it automatically and I miss that. In fact, I resent that RM does not provide that functionality and don't understand why they wouldn't provide this time and money saving convenience to their customer base.

Complicated software, long learning curve, but good support

Vorteile
I was in charge of implementing this software, converting from peach tree to this. Excellent support during conversion, but this is a complicated product. Liked the bookkeeping side, but this is also supposed to push vacant units out to zillow, etc, and that is where we got on to the struggle bus. This was complicated, with a large learning curve. Did not like the website options at all, and found them clunky. The accounting reports were simple to set up & modify, and it was easy to transition to this product. Excellent option for a person that has multiple LLCs or multiple properties, as its very easy to separate. Excellent for 3rd party managers, as many bank accounts could be run from one place.
Nachteile
Website option templates were not very good, and it was very hard to get listings into Zillow the way you wanted, and get on to your own site.

Vorteile
you can easily set up your preferences in just about every option, each user can customize their menu ribbons.
Nachteile
There's no option yet for automatic rent reminders for all tenants that owe rent. The only way of doing it is by filtering those that owe specific amount of days late, however many tenants are far above that limit and still owe so they won't get the notification.

Best teammate I've ever had

It's way more often that all I need to do is tweak the system a little to NOT have to hire a FTE. In other words...no more people at problems.
Vorteile
The best thing about this software is that if I can imagine something it is most likely that the software will let me do it. And for me, anything less than that is aggravating so it was almost a must for me. And I have most definitely NOT been disappointed.
Nachteile
Because it has so many capabilities it is not the easiest system to learn...but when you do it's fantastic.

top property management software

Rent manager customer support is outstanding. Although there are long call wait times, when you reach someone you get the knowledge and help you need.
Vorteile
The detailed reporting, they are all customizable. Many options to identify property types, tenancy types etc.
Nachteile
the onboarding is not easy as this is very comprehensive and requires alot of data entry. But once you're in, you're in.

I really cannot say enough good about them.
Vorteile
The depth of the ability to tailor Rent Manager for each individual user is unparalleled compared to any other software. They are the only Residential Software company that owns their own phone system and integrates directly into the software and every call is attached to either the tenant, owner or vendor history file. The support of Rent Manager is unparalleled, a customer really feels like they are the only customer they have when you call for support. They have a vast staff of programmers that continually update the software. If I look back the way we did business even one year ago, it is so different because of the continued automation features they continue to come out with. Some of the other software companies will tell you as they have told me that they are constantly coming out with new features also, however, they are two years behind Rent Manager and when they do catch up, Rent Manager will have that many more advanced features.
Nachteile
Many times when they release a new feature it needs fine tuning that takes a long time to get. Of course I am very impatient and what they come out with is still leaps and bounds ahead of the competition.

Tried for five years to get recurring journals,
Tried MANY times to have them print the letters "yymmdd" on cheques as required by Canadian standards. have to double print all our cheques to comply.
Rent Manager Online wouldn't log in and actually locked me out on a Saturday morning - no help available until Monday? - Lucky I keep my own backup of information so I can respond to this emergency.
No published in depth info on creating customized objects.

This has detailed information regarding Journal Entries as well as a section on rmScript – our custom language, which helps you further customize Rent Manager. Rentmanager has been a positive factor in the growth of our company.

Vorteile
You can petty much customize the program to fit your operation. Being able to intergrate our screening, maintenance, reports, phone system & website & e-commerce into one system for our office is a tremendous asset. It allows our office to function smoother and more efficiently which in turn, allows us to handle more properties with less personnel. Rentmanager is continuously upgrading the software and introducing new modules that can be incorporated into your operation. I also like that the company is privately owned and carries little or no debt.
Nachteile
Converting from the Rentmanager 11 to the 12 version took more work than I anticipated. It can be difficult keeping up with all the changes and additions that are continuously happening.

Been with RM since 05, LOVE the recent upgrade of v12--offers a lot for the analytical end user

I like that it's free and open until 7pm eastern. There was a time when the phone reps didn't seem that well trained but that hasn't been the case in the last 4 years or so...we get VERY well trained support when we call in and they are friendly.
Like the extremely detailed reporting that I can customize, great andriod app, user defined fields that we use a lot to manage the unique competitive advantages our business has, integrated VOIP is really cool, nicely organized software (such as prospects, customers, epay, work orders, etc), and on and on. There's a lot I like about lcs rm...event went to their user conference last year for the first time in New Orleans and our team enjoyed that.
The pricing model isn't always ideal. Sometimes it's confusing. But that's perhaps par for most software companies. They have released so many new features so quickly (and they really are good features!) that about 5% don't work.....but they always fix them within a few a weeks of us letting them know. It's not web based yet...but then again, I tried a web based site and it was terrible!! I had such limited features. RM12. rminspection needs a bit more building out as it's kind of clunky to use but it does work and is helpful. I would like for them to have an affordability module but I hear that's in the works and from my experience when RM says they are going to build something, they do!
If you like details and you like to analyse your data and you want REALLY strong financials ingratiated into your resident management, than this is for you. RM also appears to be on the leading edge of web and app integration with the core product. My company of about 40 gets excited when RM makes new releases because it's usually something cool and different that we can use. Like texting with residents and voip integration.

the drill down feature.
Being able to find Tenants with different information. All of us use different things so remember different information. I use names, another worker uses Owners and another uses addresses.
While speaking with Owners, I can always get the answers I need from this program to help answer any questions they have.
Nachteile
I would like to customize the reports without extra purchase
I wish there was a book to reference when training someone new to the program.
Videos work some but most of the people I have helped train are hands on learners and with a book, I could show them some and then let them explore the systemn with the book.

Not for Lenders

I was sold by the idea of been able to do Notes Receivable, after call, and call, and call trying to figure out that this is not for my business, the girl who was going to do the "integration" told me that the system was not created for Lenders or Notes receivables, waste of time watching the videos, waste of time talking to people who only do renters and getting frustrated that they do not understand what you need, which by the way, they could create reports, but you will have to pay individually for each added request you have for whatever is that you need, which in my case, I needed everything, and they want me to pay for everything, I'm sure they could create them, but Why the management companies received the same system as me, without paying a penny extra, and I need to pay basically for everything to be created especially for me because the system DOES NOT WORK FOR MY BUSINESS, and on top of that, I paid 1,800.00 for "integration" and they do not want to give me my money back because they use many hours on phone calls with me, which btw they were not part of the only 8 hours they give you for integration time. I requested the refund and [SENSITIVE CONTENT HIDDEN] told me that she was going to contact her "Supervisor" next few days, she said that the refund was not approved, and, they also Invoice me 2 or 3 monthly payments of a system that was not even working for me, nor integrated, nor nothing. Now, they credited the Invoices, but there is not refund. Are you kidding me?

Continuous improvement

I had some latency issues recently and RM put a network engineer on the line with me and walked me through some issues we were experiencing. Initially I thought the problem was with RM and then I thought it was with my ISP. The network engineer tweaked some setting and it helped a lot. I asked if there was any charge and they said no problem.
Vorteile
I'm a bit of a power user and this product allows me to customize in many ways. Customer service is readily available.
Nachteile
It is a bit complex and therefore there is some learning curve for my staff. They say it's not particularly intuitive.

Rent Manager Upgrade

We are very happy we chose to stay with Rent Manager and upgrading rather than switching to a new program. RM transferred all our historical information over to the new version so the transition was almost seamless!
Vorteile
We were familiar with Rent Manager. We love the in-depth financial reports. The RM 12 version has many more customizing options in all areas of the software. RM University was a great help in learning the new version.
Nachteile
Sometimes a little slow in moving from area to area. Have to wait for RM customer service to call back when having a problem.

Fabulous - all-inclusive - property management software!

Vorteile
I like that it can handle every aspect of my property management business. From accounting to contact management, work orders, advertising, inspections, tenant screenings, collections - you name it. If the program doesn't handle it, they have an integrated partner that does. Amazing one-stop shop for your property management needs. Robust and efficient! Priced right too!
Nachteile
Inspection functionality could use some work, but tech support is available and working with me on a daily basis to ensure the program works right for my needs.

Vorteile
Rent Manager is extremely powerful but also incredibly intuitive and simple to use. It just makes sense and works great. The customer support is also phenomenal. If you have a question you can just call support and someone knowledgeable and friendly will answer your question within minutes.
Nachteile
If I had to pick something it would be a couple very minor limitations with the reports and accounting for reserves. The reports and accounting are amazing, but there are just a couple things that we'd like to do that we can't. We have very simple workarounds so it's not a big deal at all but if I had to pick something, that would be it.

Overall this has been a good software for our business, having not used other programs it is hard to compare, we get what we need at a good price, as they say "if it's not broken, don't fix it".
Vorteile
Easy to work with, the display and layout work very well, and you can undo transactions without having to jump through hoops.
Nachteile
I think the C.A.M side could be better, and setting up multi user's was a problem to stop people getting into the wrong property.

Property Management Software

Vorteile
Its easy to use and its has a clean interface. The customer service is great. I like that this is a remote service so updates are done seamlessly- no servers, no downtime.
Nachteile
Some of the areas need fine tuning- like the Service Manager. There a bit of a learning curve for using more in depth areas, the permissions and preferences setting can get confusing.

Sales and Tech Support are AMAZING!

Vorteile
Since day one almost 7 years ago working with Rent Manager the sales and support staff have been phenomenal to work with. No matter what the question, no matter how big or small, or how many times, in the beginning, I bothered my Sales Rep, she was always willing to take as much time with me as I needed to answer any questions or help in any way she could. The tech support staff is also incredible and willing to work tirelessly to help with any issue, if there is one.

Rent Manager 12 is by far the most superior, flexible, manageable, creative software on the market for the Multi-Family Management/Owner Industry! After working with Rent Manager's staff for 2 years now, I cannot stop singing their praises! Their customer service is not only THE MOST KNOWLEDGEABLE staff, but friendliest, positive, creative folks bar none! Any questions you may have are 99.9% answered on the 1st phone call and you don't have to wait to go up the ladder for someone to help you.

Rent Manager Software

Vorteile
We have been using Rent Manager since 2014 and are so happy with the ease of use and the customer support that we receive when we have a problem. I have not one had an issue that they could not solve. Rent Manager is constantly making improvement to help us in the industry to make our job easier. This dedication to our industry is what keep us coming back. Thank you Rent Manger!
Nachteile
In my eye's there is always room for improvement but Rent Manager continues to improve.
